Topping out ceremony of office building at New Hanza

The upcoming A-class office building at New Hanza territory at 1 Mihaila Tāla Street, Riga, is celebrating the topping out ceremony to mark reaching the highest point of construction.

    Pillar Group specialists have paid special attention to making this building not only functional and modern, but also sustainable, which will be confirmed by BREEAM Excellent certificate and has already been recognised at an international award “Sustainability in Architecture, Construction, Design”, where the building received the title of the most sustainable project in the Baltics. The building received this award after assessment by such sustainability parameters like energy efficiency, resource saving solutions, visual solutions implemented in the project, the use of the materials, as well as ensuring microclimate and the quality of the environment. It will be nearly-zero energy building, where on the top section of the building solar panels will be installed, which will allow to significantly decrease the maintenance costs of the common use premises.

    The leasable area of the building will be 12 680 m², while the total area of the building amounts to 16 700 m². The tenants will be offered premises starting from 150 m². On the 1st floor of the building there will be premises reserved for the caterers, while on the second floor there will be unique 500 m2 large coworking space. There will be 65 parking slots available in the building, including some electrical vehicle charging stations. On the adjacent territory there are approximately 500 more parking slots. By the building there will be also a parking lot for more than 300 bicycles and electrical scooters, whereas 175 of those parking slots will be under the roof in the building.

    So far, there were about 20 contractors engaged in the development of the office building, while in total there are about 150 people engaged in the construction works and other tasks.

    The general contractor of the office building is Pillar Contractor, which also performed the design works, while the architecture part of the construction project was developed by architecture firm MARK Arhitekti. The total investments in the development of the entire project will exceed EUR 30 million, and the construction works are estimated to be completed by spring 2023. The management and maintenance of the building will be handled by Pillar Property Management.
