A new A-class office building has been put into operation on the territory of New Hanza, located at 1 Mihaila Tāla Street. Currently, over 50% of the total area of the building, which amounts to 12 680 m², has already been reserved for potential tenants, while the negotiations are ongoing regarding the terms of deals and the customization of the spaces to meet the needs of each tenant.

New Hanza office will be one of the most energy-efficient buildings in Riga. Already, companies like the real estate agency AVER Brokerage, the certified auditors’ firm Nexia Audit Advice, the financial technology company ECNG, and others have chosen it as their new office location.

Among the tenants, spaces up to 250 m² are particularly in demand. Thanks to the design of the New Hanza office building, every square meter of space is efficiently utilized, allowing landlords to offer spaces starting from as small as 150 m².

The office building's tenants will have access to spacious and modern co-working and socializing areas, totaling an area of 500 m². These areas will include a shared kitchen, a large lounge, a small conference room, several meeting rooms of various sizes, individual workstations, a children's corner, a room for short power naps, and an outdoor terrace. Having such spaces will allow tenants to plan their required office area and workload more efficiently. Additionally, for companies with a small number of employees who need compact offices, it will provide the opportunity to enjoy the benefits of a modern office environment.

The new A-class building located at 1 Mihaila Tāla Street is situated next to the cultural venue Hanzas Perons. It has been constructed in accordance with BREEAM Excellent standards, meeting the requirements of nearly zero-energy buildings and is already recognized as the most sustainable project in the Baltics.

The office building at 1 Mihaila Tāla Street will offer a range of other advantages for tenants, including the mentioned co-working spaces, a modern and well-equipped reception area, a well-landscaped area surrounding the building with diverse plantings, electric vehicle charging points, as well as covered and open bicycle parking, shared changing rooms, showers, and more.

Pillar Contractor is the general contractor for the office building project and has also carried out the design work, while the architectural part of the project was developed by the design firm MARK Arhitekti.

The total project development investments will exceed 30 million euros. Building management services will be ensured by Pillar Property Management.
